7 features Luxury home buyers should not be overlooked When Building Custom Homes.

Designing, designing, and furnishing a luxurious custom home should be a pleasurable experience.

If you’ve outgrown your current home and are looking for something new, or if the winds of change are whistling through the cracks in your walls, a Carmel Knockdown and Rebuild Buildermay be the best answer to rebuilt your home. 

However, based on our experience revising architecture and building flaws ranging from removing light fixtures to redesigning whole floor plans, we know that this isn’t always the case.

Luxury home buyers often concentrate on the obvious, such as hardware, finishes, and appliances, rather than the amenities that can have a significant effect on their lifestyles. And they also don’t know enough about luxury homes to ask the obvious: is my family’s proposal enough? What materials would be used for the shelves, countertops, tiles, and floors? How does the lighting look? How many colors will the walls be painted?

And how many colors are we going to use?

Glittery renditions or models in sales centers are easy to overcome. However, it is important to consider how a house would “live.” Does the floor plan, for example, suit your demands? What about the durability of the textiles and finishes? Are countertops and tiles or natural stone-built, and how are they different in performance? Is storage sufficient to satisfy your needs in the appropriate location?

In our luxury interior design practice, certain issues happen so much that I put them up here. At the outset of the construction period luxury home buyers should be careful not to make expensive errors when constructing luxury custom homes:

Floor plan: 

The open plan, which is now ubiquitous and common, is not for everyone, especially if you want to hide the mess of cooking and eating.

As you go through models and look at decorations, remove the beautiful designs and furniture and envision the use of both rooms. Can the proposal provide more privacy for families? Can space afford the right furniture, such as large, cushy sofas, workout equipment, and king-size beds? Are the places safe for all family members (balconies and landings can be dangerous for small children)? And would you be active and comfortable? Make schedule improvements before the ground breaks.


Out of the eyes. Insulation not only keeps a building’s climate stable but also disperses sound from room to floor.

 Although insulation isn’t normally part of the interior design phase, we’ve had so many homeowners worry about noise between rooms and floors that we urge clients to be sure their home builder is using the right alternative — spray foam insulation, in my opinion.

 For the sake of soundproofing, we had to open walls and floors for insulation. This refers to doors as well: they should be solid wood rather than hollow, and they should absorb noise.

Materials used for the flooring

Assume the floors are made of rift-sawn wood. That’s a nice place to start (we favor harder woods over-engineered), but hardwoods like oak are more durable than weaker woods like pine, birch, and walnut (think heel marks!), and long, dense floorboards are more visually pleasing than short, slender ones, which can look choppy.

They are considerably more expensive, in some cases significantly so. The same idea applies to the majority of flooring and countertop materials.

Take a close look at each tile and countertop choice. Is it the best option for your requirements? Nature stones are often considered more luxurious than man-made surfaces, but do they have the properties you require? Furthermore, smaller tiles are almost often less expensive than larger tiles (Italian glass mosaic tiles are an exception to this rule).


Most builders, even the most luxurious, would use a variation of white to paint it. However, they do not use high-quality paints like C2, Fine Paints of Europe, or Farrow & Ball, or provide a variety of finishes. Will walls are satin or egg-shell with half-gloss or high-gloss trimmings? Will a range of colors is used in a room to attract attention to architectural details? True ornamental finishes, including lacquered or Venetian plaster, require much time and effort, and expertise.

However, if the house still has painted walls, why not get the best paint job you can?


Rather than hiring lighting specialists builders entrust their lighting designs to their architects or interior designers. They also buy bulk illuminators, especially wide, cheaper recessed cane fittings.

That means a home’s lighting scheme, as well as the fixtures’ consistency, design, usability, and power (from recessed cans to decorative chandeliers), may not be suitable for a buyer’s requirements. For a particular purpose, lighting should be used.

It should provide spaces for conversation, activity, art, and everything else pertinent to your lifestyle. This level of detail necessitates the use of an expert.


When evaluating cabinets, you must look beyond the style, finish, and hardware to ensure that they are well-constructed and versatile and that all materials (from interior boxes to hardware) are of good quality and sturdy. Are the shelves adaptable to a variety of items? Is the hardware dependable and safe? Details like this distinguish between cabinets that last 10 to 20 years and those that last twice as long.

High-quality cabinets may be refinished or updated with new hardware and doors regularly.

Would the technology work two hours before the Academy Awards or Super Bowl while the visitors are in attendance? The technology fully integrated is not always the correct option, particularly when updates are released quickly and components get out of date.


Consider carefully the technology that your builder is selling. Inquire on how it can be improved whether it is awkward to use or splits. But how can you turn your customized home into your dream home? Get the home vetted by your consultants, then bargain. Most consumers choose to request a discount for the base price of the house from the Builder. We found that working on improvements is the perfect way to deal with builders. That means you can spend a bit extra, however, you get what you pay for as we understand from experience.
